Brokora gathers your clients' documents from Finmo, email and WhatsApp into the client folder in your cloud storage — OneDrive or Google Drive — and connects to your CRM and the other tools you already use during setup.
Then it checks the file against what the deal actually requires, fills the commitment, drafts one email to every borrower on the file asking for what is still outstanding, and leaves the signing package in your DocuSign drafts.
Everything is prepared. Nothing is sent, signed or decided without you.
Against what this deal type requires: what is missing and what has aged out.
Commitment, disclosure and broker consent, completed from the lender's own latest copy. Questions only the client can answer — like whether they're a first-time buyer — are left for the client.
Waiting in your DocuSign drafts — every borrower at their own email address, all signing at the same time.
One draft in your own mailbox, addressed to every borrower, asking for what is still outstanding.
Brokora prepares. You decide, and you press send.
One program, installed once. There is no cheaper version with half of this taken out.
Finmo, your email and WhatsApp — the three places documents actually arrive — plus your CRM, connected during setup. Found even when a surname is spelled wrong. Everything lands in the client folder in your cloud storage, OneDrive or Google Drive.
Photographs, screenshots, scans, JPEGs. Converted, properly named, and the pages of one document joined into a single file. Several documents sent as one file are split apart; two different documents are never joined.
Your cloud storage, your structure, your naming. Documents for another property go to that property's own folder. Your CRM and the other tools you already use are connected during setup. Anything you saved by hand is left exactly where you put it.
What's missing and what has aged out, for each borrower, measured against what this deal type actually requires — the freshness window on a paystub, a letter of employment, a bank statement.
One email to every borrower on the file, drafted in your own mailbox: what's still outstanding, and for what you already have, a note that there's no need to send it again. Signed the way you sign. You read it and press Send.
Outstanding conditions, kept current. Nothing is marked satisfied until the lender removes it. When the lender issues a new version of the commitment, Brokora works from the newest one.
Commitment, disclosure and broker consent, completed from the lender's own latest copy. Signing dates are today's. Questions only the client can answer are left for the client. Solicitor details come from your own records or from our directories for Manitoba and Alberta, refreshed every month.
Off the void cheque: the account holders' names, the bank, the transit with its leading zero, the account, and the branch address — from the cheque or, if it isn't printed there, from our branch directory. The phone is the account holder's own.
Waiting in your DocuSign drafts, every borrower at their own address, all signing at the same time.
Every package is checked field by field before you see it. One field out of place and it stops.
Type "lawyer — leave blank; bi-weekly, accelerated" against a deal and it uses that next time it assembles the package.
What's ready, what's waiting on the client or the lender, and where your decision is needed.
One deal folder after the program has been through it, searched so that files from several subfolders show at once.
One deal folder, searched. Every name here was written by Brokora. The duplicate upload was dropped. Client names here are invented. Your clients' real files stay in your own folders — we never receive a copy.
Forms already mapped field by field from blank originals — including the three editions TD sends of the same commitment. A form Brokora hasn't seen before can be added too: you approve the first filled copy.
Your assistant left at four and, under every reasonable reading of employment practice, is not yours to call.
These are not settings you can switch on. They are built into the program, because you are the one holding the licence.
Every message is written as a draft in your own mailbox. The send button is yours. There is no code in the program that sends mail.
Envelopes stay in Drafts. No signature and no approval on your behalf, ever.
It only adds. Anything you saved by hand stays untouched, under the name you gave it.
When Brokora can't tell whose document something is, it asks you before filing it.
Most software hides its gaps. Brokora has a section in its own window called "Not in the program yet", and whatever it cannot handle for your brokerage is listed there, in plain words, where you look every morning.
So you always know what's covered — before a live file depends on it.
Make coffee. Flirt with the underwriter. Send emails behind your back — on principle. Delete your files — also on principle.
The rest of the deal paperwork? That's on Brokora.
This is a program we build for you and install, not a login to a platform of ours. That decides where your clients' documents sit.
No two brokers run a file the same way — different mailbox, different folder names, different lenders, different wording your clients already expect from you.
Brokora was developed over six months together with a working Canadian brokerage — Investsure Financial Inc. in Winnipeg — on its real deals and its knowledge of the work: the document rules, the freshness windows, the lender form maps, the checks that stop a bad package. Nearly three hundred working rules, gathered from everyday practice. You are not funding an experiment.
A single figure, quoted on the call once we have seen how you work — how many lenders need mapping, how many people will use it, how tidy your folders are today. We don't publish a number because the honest one depends on those answers.
For scale: it is a one-time cost, materially less than a year of an assistant. The first year of support is included; after that, a support plan is your choice.
That's your call. Brokora takes over the filing, the checking and the paperwork, so your assistant can spend the day on what you hired a person for — preparing complete files with you and keeping your deals moving.
In the client folder in your own cloud storage — your OneDrive or your Google Drive, in the folder structure you already use. We hold no copies. Brokora sends text only to Claude, made by Anthropic, under your own account — and during setup we switch off model training, so your clients' documents are never used to train AI.
Some documents can't be read with confidence — a scan of a scan, a statement with the holder's name cut off. Brokora puts those on a review list with a note instead of filing them. When it can't tell whose document something is, it asks.
A few weeks, most of it us mapping your lenders' forms and your folder conventions. You're needed for one setup call of about three hours.
Nothing immediate. Your licence is perpetual: Brokora keeps running on your computer even if it never reaches our server again. What would stop is new updates for lender forms and directories.
MERIX, Home Trust, TD and RFA are mapped field by field today, along with the Centum disclosure, the Lendwise consent and the FCT request. A form Brokora hasn't seen before can be added too: you approve the first filled copy. Bring the blank forms you use most.
We walk a deal through the program in front of you — collected, checked, package filled, envelope in drafts — and you say where your own files would differ. Nothing of yours is touched; the program runs on your machine only once it is installed.
